A formal eviction notice is a document that is issued by a landlord or property manager to the tenant of a rental property, informing them that they are in breach of their lease agreement and must vacate the premises within a given timeframe. This document can be served by the landlord or property manager in person, by mail, or even electronically in some cases. Generally, the eviction notice will state the reasons for the eviction, the date by which the tenant must leave, and any other relevant information. Depending on the laws of the state, the tenant may be given a certain number of days to remedy the situation before the eviction takes effect. Failure to comply with the eviction notice may result in legal action, such as a court order to vacate the premises and/or pay fines or damages.
